If you've been wondering whether now is the right time to buy or sell in Louisville, you're not alone. The market has shifted meaningfully over the past year, and the picture today is more nuanced than the national headlines suggest. Here's my honest breakdown of what's happening right here in our backyard.
• Average home value: ~$233,000–$265,000 depending on area and source
• Year-over-year appreciation: approximately 2–4%
• Median days to pending: as few as 5 days in hot neighborhoods
• Months of supply: approximately 2.5 months (seller's market threshold is under 4)
• Sale-to-list price ratio: homes selling at approximately 98.1% of asking price
• Homes sold per month: roughly 850–1,000 closed transactions
Bottom line: Louisville is still a seller's market, but it's a more balanced one than we saw during the frenzied 2021–2022 years. Buyers have slightly more breathing room, and sellers who price correctly are still seeing strong results.
WHAT THIS MEANS IF YOU'RE SELLING
Sellers are in a solid position in Louisville right now. With only about 2.5 months of inventory on the market, well-priced homes are not sitting. The key word is "well-priced" — the days of throwing any number on a listing and getting 10 offers are behind us in most price ranges.
What's working for sellers right now:
→ Homes priced accurately to current comps sell quickly and close cleanly
→ Move-in ready condition still commands a premium
→ Properties with land, shops, or unique features are attracting strong interest
→ The $200K–$350K range remains the most competitive for sellers
If you've been thinking about listing, spring and early summer are historically the strongest window. Don't wait too long into fall.
WHAT THIS MEANS IF YOU'RE BUYING
Buyers are finding a market that's still competitive but more workable than it was a few years ago. A few things to keep in mind:
→ Mortgage rates are projected to average around 6.1% in 2026, down slightly from recent highs — affordability is slowly improving
→ Inventory is growing gradually, giving buyers a few more options than last year
→ Homes in desirable Louisville suburbs (Simpsonville, Shelbyville, Mt. Washington, Prospect) are still moving fast
→ First-time buyers are finding opportunities especially in the $175K–$250K range with VA and FHA options
The biggest mistake buyers make right now is waiting for rates to drop significantly before entering the market. The reality: as rates drop, competition heats back up. Getting in now while competition is moderate often beats waiting for the "perfect" rate.
LOUISVILLE SUBURBAN MARKET SPOTLIGHT
It's not just the city driving demand. The suburbs are a major part of the Louisville story in 2026:
Simpsonville & Shelby County — Strong demand for single-family homes with land and acreage. Buyers priced out of the East End are discovering incredible value here. Median prices in the $280K–$400K range.
Mt. Washington & Bullitt County — Affordable entry points and newer construction attracting young families. Prices generally $200K–$320K.
Oldham County / La Grange — Top-ranked schools driving strong demand. Competitive for move-in ready homes under $400K.
Southern Indiana (New Albany, Jeffersonville, Clarksville) — Often overlooked but excellent value compared to Jefferson County. Buyers get more house for the money with easy bridge access to Louisville.
